How Long Is Too Long on the Market?

While I was out showing property the other day, I came across a listing for a house that had been for sale for over three years. It had been a year since its last price reduction. My buyer asked me how a home could stay on the market for that long. Of course, I couldn't speak to the actions or intentions of the seller and the agent (though I imagine the lack of price reduction has played a big part). However, I did have to caution to the buyer that such a long time on the market meant that the home has seen three years worth of potential buyers and there hasn't been a single one who thought it worth the listing price. With that in mind, my buyer decided to skip the property entirely.

One of my buyers shared a funny story with me recently and I just had to pass it on.

My buyer recently purchased a home in Clermont. Since the home was already fully furnished, he and his wife decided to move in on the night of the closing. Shortly before bed, he opened the back door - forgetting that he had turned the alarm on. Of course, the alarm went off and he had to spend a frantic few seconds getting it shut down again. But aside from that one small hitch it was an uneventful night and he went to bed.

Unfortunately, while he slept he was unaware of the events that were transpiring against him.

He didn't know the alarm was being monitored.

Without a phone, he didn't know that the monitoring service was trying to call him.
