The average sold price in Casselberry is up almost $10,000 this month! If you get anything at all out of this blog, that's the info you should get. There is still some life in the housing market, people are still making sales and buying homes, and the average sold price of single family homes in Casselberry has gone up almost $10,000 in the last month. 

Here are some current Casselberry numbers from the 32707 zip code:

There are currently 207 Single Family Homes on the market.The average listing price of these homes is $167,022.The average square footage of these homes is 1,707.

There are currently 41 Townhomes on the market.The average listing price of these homes is $108,317.The average square footage of these homes is 1,410.

There are currently 41 Condos on the market.The average listing price of these homes is $80,584.The average square footage of these homes is 1,113.



Now let's take a look at how the last couple months have fared in 32707.

From July 3rd to August 3rd, 24 Single Family Homes were sold.The average listing price of these homes was $145,306.The average sold price of these homes was $135,464.The average amount of days to contract was 81 days, while the average days to closed was 146 days.

&quot;Days to contract&quot; is the amount of time the home has been on the market before a contract is accept. &quot;Days to closed&quot; is that amount of time, plus the amount of time it takes to close the contract. This means, on average, it took these Casselberry homes 65 days to close a contract. This is likely due to the large amount of short sales on the market which can take considerably longer to close than a normal sale.

From July 3rd to August 3rd, 5 Townhomes were sold.The average listing price of these homes was $115,439.The average sold price of these homes was $113,664.The average amount of days to contract was 97 days, while the average days to closed was 192 days.

From July 3rd to August 3rd, 6 Condos were sold.The average listing price of these homes was $41,783.The average sold price of these homes was $40,468.The average amount of days to contract was 71 days, while the average days to closed was 148 days.



Now if we take a look at the numbers from last month, we can see that the situation has actually improve a bit!

From August 3rd to September 2nd, 21 Single Family Homes were sold.The average listing price of these homes was $141,783. The average sold price of these homes was $144,215.The average amount of days to contract was 67 days, while the average days to closed was 123 days.

From August 3rd to September 2nd, only one Townhomes was sold in 32707 so I can't really fairly compare the statistics.

From August 3rd to September 2nd, 6 Condos were sold.The average listing price of these homes was $51,091.The average sold price of these homes was $47,521.The average amount of days to contract was 21 days, while the average days to closed was 73 days.

Ok, that's a lot of numbers. What does it all mean? Believe it or not, it means good news. Not huge news, but good news. While the rest of the country saw huge drops in prices and the amount of solds in the last two months, Casselberry's sales have stayed relatively steady and the price has actually gone UP! It's true, one month does not necessarily equal a trend, but the statistics are better than you'll find in most cities right now. Either way, it's still very much a buyers market. Now where are the buyers? They'd better hurry.

After all, the average sold price in Casselberry is up almost $10,000 this month!
