Is There a Positive Change in the Housing Market?

We may not be completely out of the woods yet, but we're finally starting to see positive changes in the housing market here in Central Florida.
Recently there have been a couple strong indicators. The first, and most obvious, is that builders have begun building and selling new homes in the area again. That means demand is going up and values will too. If you see a new neighborhood going up nearby, you can bet that there is reason to expect great growth in the area.
The second indicator is that investors have come back to the real estate market. There are so many affordable, distressed homes on the market out there that investors are seeing the opportunity to buy cheap property, fix them up and then sell them again for a profit. This sort of "house flipping" was very popular during the housing bubble. Investors are certainly (and rightly) more cautious now but they recognize the unique opportunity that this market provides. Earlier this year I sold one of these homes. And I'm starting to see more and more properties on the market that are the same. That is definitely a good sign.
So no, we may not be out of the woods yet, but the end is in sight.
