The Importance of a Garage
In the Orlando market, a garage is one of the most sought after home features. Up north they have basements, here in Central Florida we have garages, and almost everyone seems to want one. Many people think that if they convert their garage into a living space it will increase the sales price of the home. More often than not, this isn't true. In fact, a converted garage is most often seen as a negative and will reduce the final sales price.
The simple fact is, most of my buyers are looking for a home that has a garage. All those homes for sale without a garage will often not even be considered in a home search. It is very hard to sell a home if the buyers can't find it! Even a one-car garage is often overlooked because most buyers need at least a 2-car garage.
Please keep this in mind if you are considering converting your garage to living space - it is likely the hurt the eventual value of your home. If you decide that you need the space, try to make the conversion something you can change back before you put the house on the market.
