House Hunting
Random house hunting can be fun; sometimes you might find an open house that is in your price range, but most of the time random house hunting is a waste of time, gas and your energy. A Realtor can save you the trouble. They can help you locate homes that meet your requirements using tools like.
- Their knowledge of the area.
- The MLS system.
- Homes that they may have shown to another buyer.
- Homes that they know that will come on the market but are not in the MLS yet.
With random house hunting, you may see homes that are out of your price range and you then compare everything you see to that one expensive home that you loved. I have seen people miss wonderful homes because they compared it to that one expensive home that they saw on open house and loved so much. By the time they went back to that wonderful, affordable home, it was sold.
One of the best ways to house hunt is to sit down and select the items you must have in your new home. Identify the minimum amount of bedrooms and bathrooms that you need. Then go on to the other items that might be on your wish list, like a swimming pool, a fireplace, a large kitchen and so on.
Look at the outside of the house. Is the lot too big or too small for your requirements? Is there too much lawn care for your lifestyle or time? Remember to check things like the exterior walls and roof. Are they in good shape?
Consider neighborhoods. Are they close to work? Close to schools and places for the kids to play? How about shopping? Is the community close to the grocery store and other stores you frequent?
Is the house located in a community with a homeowners association? Is that OK with you? More and more homes are in HOA's. In Orlando, you usually need to look at an older home to avoid the HOA. A homeowners association is usually not as bad as some people think. I don't think I would like to live in a community without a HOA. They can provide many benefits to the owners of the community, like keeping the entry ways to the community neat and clean, and keeping people from painting their homes wild colors that may look gaudy in comparison to the rest of the neighborhood. If you decide to live in a HOA, just make sure that you understand the rules and regulations.
