Give Your Kitchen a Facelift
One of the most profitable ways to improve the value of your home is the renovate the kitchen. An attractive, contemporary and well-functioning kitchen can be a big hit with buyers, so it's important to update the room, if possible, well before you consider selling your home. This doesn't necessarily mean you have to tear the room apart and start over. There are plenty of affordable ways to give your kitchen a new sheen.
One of the most affordable - and most effective - ways to boost the attractiveness of your kitchen is through color. Remember, it's usually best to keep your kitchen looking bright and clean, so consider light colors or even pure white. And don't skimp on the quality of the paint as this is the one room in which you'll be constantly cleaning smudges and spots from the walls. Dark cabinets can also hurt a kitchen's appeal. Though it can be very expensive to replace kitchen cabinets, many companies offer an opportunity to replace only the cabinet doors for a much more affordable price. Adding doors that are lighter or a richer material can add visual interest and appeal. For an even easier way to update, cabinets can be repainted or re-stained for a more pleasing palatte.

Replacing your old appliances with newer cutting edge models is certainly a great idea, but visually what really stands out in a kitchen are the sink, the cupboards, the floor, and the countertops. If you want to make a great impression with your kitchen, these are the places where you need to focus. Could re-caulking improve your sink? How a nice shiny new faucet set? Have you considered adding a backsplash? Adding (or changing) a tiled backslash is not only practical, it can also take away the focus from the sink itself and provide an opportunity to add a bit of color and creativity into your kitchen.
We've already talked about an affordable ways to update the cabinets, and redoing the flooring may not be as expensive as you might think. Linoleum may still be costly, but acrylic floor tiles that are designed to look like expensive Italian ceramics can be purchased very cheaply, and colored grout can give it an even more impressive effect.
Last but certainly not least - the countertops. Though there are some inexpensive ways to spruce up your counters, this may be an item that you would rather spend a little extra on. When it comes to the look of your kitchen, the countertops are probably the most important items. Though it is possible to re-coat the top of your counters, it can be a time-consuming and intensive process and sometimes you're better off replacing them altogether. A great variety of colors and materials - including granite and other real stones - are available, so it's best to look at all the options and decide what would work best for your vision and your budget.
The kitchen can be a costly room to update but it doesn't have to break the bank. The end result is often well worth the time and effort, providing your with a shiny new kitchen to enjoy with your family and adding appeal to your home when you're ready to sell. And best of all, experts say that kitchen renovations show the best financial return on the resale of your home - sometimes up to 75% of your renovation costs coming back to you in a sales price increase. If you're getting ready to sell or if you just want to update your home for the enjoyment of your family, consider these options for your kitchen.
