One Story Vs. Two Story
For many of us, our dream home is a two-story home, with views looking out over our own yard from the second floor, a staircase to decorate with garland at Christmas time, and perhaps a whole floor of separation between you and the kids when they get too crazy. But having a second story on your home can sometimes be a liability when it comes to selling your house further down the road.
In the Orlando market, a large group of buyers are elderly. Whether they're native Floridians looking for a new home, or snow birds retiring here from up north, the one thing they will most often consider is the ease and function of the home. My folks, for example, would always consider buying a two-story home, but only if it had a master bedroom downstairs.
When you're buying a home, it often won't be the last home you'll ever live in. It's important to consider the resale value and the number of stories the home has is often an overlooked factor. There are a great many benefits to a home with a second story, but it's possible that you might eliminate a fairly large set of potential Florida buyers if you have one. That's why I tell all my buyers to consider a one-story home, or a two-story home with a master bedroom downstairs.
