What to Expect at the Walk-Through and Closing
The final walk-through is usually scheduled within a day or so of the closing. If we haven't had problems with the repairs then we will usually walk through the morning before closing. This walk-through is an opportunity to take a final look to make sure the house is in the same condition as it was at the time of purchase and all repairs stipulated in the repair provision of your contract have been completed. If the repairs have not been completed, then we will talk to the listing agent. The contract calls to have money held in an escrow account with the closing agent. the repairs can be made after closing and the closing agent will pay the bills from the escrow account and refund any unused money to the sellers.
For closing, make sure your bring:
- A cashiers check made to the closing company for closing costs.
- At least one form of picture ID. A drivers license is fine. If possible, bring a second form of ID.
- Make sure to bring your checkbook. If some small expense should come up at closing, they will usually accept a personal check.
Closings usually last about an hour. Expect to sign lots of paperwork. The title agent will explain each document to you. If you have have questions about anything, don't hesitate to ask. The agents are there to help guide you through the process and make sure you understand everything. When it is over and the ink has dried on the last page, it is time to celebrate - the house is yours!
